Rent Ready Standards
We ensure that the property is in optimal condition for move-in.
When a property undergoes a transition from an owner-occupied residence to a rental property, either with a change of residents or from one resident to another, our goal is to ensure that the property is in optimal condition for future occupants, ready for seamless move-ins. The cleanliness and meticulous preparation of your property at the commencement of a lease significantly enhance the likelihood of residents maintaining these high standards. Upon vacating the property, residents are expected to adhere to these move-out standards, excluding normal wear and tear.
Cobb & Co Property Management Property Management has formulated property standards to support our clients in achieving the following objectives:
- Mitigating their liability as owners of investment properties.
- Safeguarding their assets and minimizing costs associated with deferred maintenance.
- Gaining a competitive edge in an increasingly competitive rental market.
- Establishing a safe, hygienic environment for residents and fostering long-term residency.
-
FRIENDLY REMINDERS
- Ensure all utilities are active and in service, and consider setting up a revert-to-owner account for utilities whenever feasible.
- Notify the Homeowners Association (HOA) about our management agreement and request that all HOA violations be directed to Cobb & Co Property Management (if applicable).
- Direct notices concerning board meetings, assessments, HOA dues, etc., to the property owner.
-
